Roof
The roof is one of the most costly and important parts of a house. We will examine all components of the roof, including its structure, shingles/tiles, flashing, gutters, soffits, downspouts and more. We will also enter accessible portions of the attic to evaluate the roof from underneath, as well as the framing, insulation and ventilation.
Foundations and Crawl Spaces
We examine foundations and crawlspaces for signs of cracking, shifting, settling, and other potentially expensive issues, such as foundation failure. Livewire also offers Elevation Plot Measurements to precisely determine the full extent of foundation movement and damage.
Exterior
The exterior involves the entire outside of the of house, including walkways, doors, windows, screens, siding, brick, stone, vents, paint, caulking, drainage grading and other such elements of the home’s exterior.
Doors, Windows & Interior
We check every door and window for proper functionality, installation, weather seals, and signs of water damage. We will also check the condition of all interior spaces, including floors, walls and ceilings.
HVAC
We will visually inspect the HVAC system, including all accessible ducts, filters, furnaces, heat pumps and air conditioning units. We also measure temperature differentials to ensure the system is working correctly and efficiently.
Appliances
We will visually inspect and test all major appliances, as required by the Texas Real Estate Commission, such as water heaters, dishwashers, ovens, cook tops, garbage disposals, microwaves, vent hoods, garage door openers, bathroom vents, and more.
Plumbing
Plumbing is one of the most important systems in a home, in part because water damage can go unnoticed and be expensive to repair. We measure the home’s water pressure and check all fixtures for leaks and proper operation. Water heaters are evaluated for proper installation, functionality, and water temperature. We will also look for hidden leaks behind walls by taking thermal scans of the interior.
Electrical Systems
We will visually inspect all interior and exterior electrical components, including service drops, meters, fixtures, and other such systems. Outlets and switches are checked to ensure correct wiring and functionality. All GFCI outlets are verified and tested. In addition, we will remove the covers from both the main and sub-panels to ensure the presence of AFCI breakers, proper wire/breaker sizes and the correct installation of components. Lastly, we will identify and document the wiring materials used, ie, copper or aluminum.
